Q. Why do I need a Home/Real Estate Inspection?

Inspections are becoming a standard practice across the nation. Today, all parties involved in the Real Estate transaction recognize the tremendous value in having the home/property inspected by an objective, professional inspector.

For Buyers:

Many times, bias and emotion affect the buyers decision making process. Therefore, it is highly recommended to retain the services of an objective, professional BLUE PRINT Inspector/Consultant. In addition, Real Estate Purchase and Sale Contracts often include a "Right-to-Inspect" clause and provisions.

For Sellers:

An increasing number of Sellers are choosing to have inspections performed when they list their properties with a Professional REALTOR. As a seller, you would want to know of defects before entering negotiations.  Early inspections can save you time and money.

Q. How does a code inspection differ from a BLUE PRINT Real Estate Inspection ?

A Real Estate Inspection is an overview to the property, and its purpose is to inform the customer about the property.
On-the-other-hand, a code inspector works for the local municipality and enforces local/state codes with no concern to
the Buyers or Sellers' understanding of such codes.

A BLUE PRINT Certified Inspector/Consultant is aware of such codes, and the Inspection Report may reflect this. However, the scope of Real Estate Inspections are focused upon providing an informative, detailed, and objective evaluation of the property.

Q. What does a Real Estate Inspection Encompass?

The Inspector/Consultant inspects all visible areas and accessible areas, including:

Grounds   Water Heater
Structure  Plumbing System/Fixtures
Exterior  Electrical Service/Systems
Roof   Fireplace/Chimney
Attic Built-In Appliances
Gutter/Drains Doors/Windows/Flooring
Garage/Driveway  Interior Rooms/Walls/Ceilings
Termites/WDO Heating/Cooling System (HVAC)
Pool Deck/Patio/Balconies  Foundation/Crawl-Space/Basement
.

Q. How long will the Inspection take?

An average inspection will take between 3-4 hours depending on the size of the home/building. Other factors that may affect time are the condition of the components of the property.

Q. When will I receive my Inspection report?

We provide our customers a detailed and professional report within 24-48 hours after the inspection.
